Comparable
sales are homes generally within a 1/2 mile radius to a subject property that
have sold recently. This data is compared to the subject property using the
following questions: Where, what, when and how large was the property that
recently sold?
What
is your Home Pricing Index report?
HPI
is based on a repeat sales model to estimate the current market value of a
residential property. Our HPI report includes: Last sale date, last sale
amount, property type and property address. HPI also delivers a historical
value trend analysis which traces a property's value over a 24-month period.
Can
I use your services to prepare an appraisal?
Only
if you are a licensed appraiser. Otherwise, our data is for informational
purposes only.
Where
is your data compiled from?
Our
data comes from tax roll information and recorder's offices. Additional
property characteristics, sales and loan information are provided by
appraisers, lenders, banks and mortgage companies.
